Small squares deserve interest too: at least 1.1x on a flip

On a flip, the previous owner gets 1.0x on a small (break-even), 1.3x on a medium, 1.5x on a large. So the "interest" skips the smallest squares. A small bump to 1.1x would let every tier earn a little, making the cheapest squares worth holding and keeping all eight in play.
